These changes are resulting in companies handing back office space and exiting leases as break options arise or they approach their end date.

Reinstatement is an obligation on the Tenant to restore the space back to a condition, typically this is CAT A (or CAT B), that was pre agreed in the original Lease on expiry. Most Landlord’s will accept reinstating any alterations made by the Tenant, general building repairs, redecoration and code or statutory compliance.
Dilapidations are works required by the Landlord to be completed in advance of the Tenant handing back leased space. A tenant’s liability for dilapidations is determined by the terms of the lease and vary based on the Landlord and geographic region. Therefore the obligation and cost placed on the tenant varies significantly.

Assess

Negotiate
Engage with local expertise and enter negotiations with the landlord or their representative.
Utilise our agreed programme & costs as a tool to negotiate a settlement with the landlord or property management and agree scope of dilapidations and reinstatements
Present cost options and timelines to client and send proposal to landlord with final date for any changes.
If a settlement cannot be reached, we will schedule programme of repairs.
Construction Work
Utilising our supply chain and network of experts to undertake all required work in a fully managed “turn-key” service.
We will look after the construction phase whether it is a full fit out service or minor repair works in the office space.
As part of our partnership, we can assess, design and build a new workspace for you.
We have the in-house expertise to fitout your new premises before assisting you with our tailored “move management” phase.
